Tips to Prevent Water Damage in Your Annapolis Home

There’s nothing quite like being able to look out the windows of your home and enjoy the beauty of a waterfront view. Being right on the water comes with many benefits, but it has its share of disadvantages as well; namely flooding and water damage. Fortunately, there are plenty of ways to protect your beautiful home without compromising your aesthetics! By ensuring your home stays dry, you’ll be guaranteeing years of happy living. 

Flashing And Flood Vents 

One of the most common reasons for a leak in the event of a storm is that the home has improper flashing. Flashing is the bent metal and taping that runs around the outside of any doors, windows, vents, or other openings. These help to keep water at bay, but they must be installed correctly and need to be checked for issues on a regular schedule. If you live in an area low enough that you may have waves reach your home, ensuring that your home has flood vents may be critical. Flood vents allow water to crash against your house and move through it with less force. While these aren’t the most attractive, they can be hidden with landscaping and can help prevent damage to your home in case of a massive flood.  

Start From The Base 

No matter the age of your home, waterproofing starts from the base. Not only does the base of your home, the ground it stands on, need to be treated well, but underneath your siding and roof as well. One of the most important things you can do is make sure that your home’s landscaping keeps water moving away from it rather than pushing it towards your foundation or letting it pool. This means that you need to be sure that your grading is done properly and that you have amply sized and maintained gutters and downspouts to catch water and pull it away, rather than letting it pour over the sides. Next, you need to be sure that the under-layers of your home are well maintained. Under siding and roofing, a layer of waterproofing is added, but if these are too old or in ill repair, you may wind up with leaks.
